WHY SAFE ASBESTOS REMOVAL MATTERS

Asbestos isn’t just a problem of the past — it’s still found in thousands of older homes and buildings across the North Coast. When disturbed, it can release dangerous fibres that pose serious long-term health risks. That’s why strict handling, removal, and disposal procedures aren’t optional; they’re the law.

We take asbestos seriously, not just because we’re licensed to, but because it’s the right thing to do. We protect your family, workers, and the community by following every regulation. We use the proper PPE, and ensure waste ends up where it belongs, at EPA-approved disposal sites.

WHAT’S THE DIFFERENCE BETWEEN FRIABLE & NON-FRIABLE ASBESTOS

Friable Asbestos

Friable asbestos breaks apart easily, which means its fibres can become airborne with minimal disturbance. This makes it especially dangerous to health. You’ll typically find friable asbestos in older insulation materials, pipe lagging, and sprayed coatings.

Because of the high risk, only professionals with a Class A Asbestos Removal Licence can remove friable asbestos under strict safety controls.

Non-Friable Asbestos

Non-friable asbestos (also called bonded asbestos) is mixed with other materials like cement or vinyl, which keeps the fibres sealed in. It’s commonly found in wall sheeting, roofing, and floor tiles.

While safer when intact, it can still become dangerous if broken, cut, or weathered. Our team is licensed to safely remove non-friable asbestos, following all legal disposal and handling requirements.

SIGNS YOUR PROPERTY MAY CONTAIN ASBESTOS

If your property was built before 1990, there’s a strong chance it contains asbestos. Here are some key indicators to look out for:

Building Age

Homes and commercial buildings constructed before the 1990s often have asbestos in roofs, ceilings, insulation, and flooring.

Roofing & External Cladding

Asbestos in often location in roofging and external cladding on residential and commercial buildings.

Vinyl Flooring

Some vinyl floor tiles and their backing adhesives were manufactured with asbestos fibres.

Textured & Sprayed Ceilings

Popcorn ceilings and other decorative textures may contain friable asbestos, especially in older commercial buildings.

Important. Never cut, saw or disturb suspected materials. Get in touch with a licenced asbestos specialist for proper assessment and safe removal.

THE IMPORTANCE OF AIR MONITORING AND VENTILATION

Safe asbestos removal doesn’t end with disposal. We take extra steps to make sure the air is clean, breathable, and safe for return.

Pre-Work Risk
Assessment

Before removal begins, we inspect the site and identify any areas where ventilation may be limited, allowing us to plan the safest approach.

Active Air Monitoring &
Ventilation

We use real-time air sampling tools alongside negative air pressure systems and HEPA filtration to prevent airborne fibres from spreading into surrounding spaces.

Post-Removal Clearance &
Ventilation Flush

Once the job is done, we run a full ventilation flush and conduct clearance testing to ensure the air is safe to breathe, meeting regulatory requirements and giving you full peace of mind.

FREQUENTLY ASKED QUESTIONS ABOUT ASBESTOS REMOVAL

If your building was constructed before the 1990s, there’s a high chance it contains asbestos in roofs, flooring, walls, or ceilings. Only a professional inspection can confirm. Sampling and testing remain the best way to know for sure.

You’re permitted to remove non-friable asbestos (like fibro sheeting) only if it’s less than 10 m² and only when following strict guidelines. Anything larger or friable must be handled by a licensed expert.

We transport all asbestos-containing materials to EPA-approved facilities. It’s illegal to dispose of asbestos in general waste or non-licensed sites; fines in NSW can run into thousands.

Timeline and price vary depending on the material type, amount, and site access. Typically, it can take a few hours to several days. After a site assessment, we offer a detailed, transparent quote so you know exactly what to expect.
