At North Coast Demolition, we know that a successful demolition starts long before the first wall comes down. The proper preparation means we can work safely, stay on schedule, and keep costs under control.
Here’s our guide to getting your property ready before we arrive on site.
1. Lock in the Right Permits
Before we can fire up the machines, the right council approvals need to be in place. Every council is different, but in NSW it usually means a Development Application or a CDC (Complying Development Certificate).
We’ve handled enough jobs to know exactly what slows this part down, and we’re happy to guide you through it so you don’t hit unnecessary delays.
2. Arrange Utility Disconnections
For everyone’s safety, we can’t start demolition until electricity, gas, and water are disconnected by licensed professionals. We can point you in the right direction if you’re not sure where to start – just reach out via our Contact Us page.
3. Remove or Mark Savageable Items
If you wish to keep any items, such as doors, fixtures, timber, or bricks, please arrange for their removal before our arrival. Once we get going, it’s too late. You can also clearly mark items so our crew knows to leave them untouched.
4. Book an Asbestos Inspection
If your property was built before 1990, asbestos could be hiding in walls, ceilings, flooring, or external cladding.
Our licensed Asbestos Removal team can inspect and safely remove it before demolition begins. Doing this upfront avoids delays, keeps the site compliant, and protects everyone’s health.
5. Give Your Neighbours a Heads-Up
Demolition is noisy and dusty – two things neighbours aren’t usually thrilled about. A quick heads-up about the timing goes a long way toward keeping things smooth and people on side.
6. Plan for Site Access
We’ll need clear access for trucks and machinery. Tight driveways, overhanging trees, or parked cars can slow us down. If access might be tricky, let us know when we’re quoting so we can plan around it.
7. Clear the Perimeter
Any sheds, fencing, or items you don’t want removed should be moved out of the way before we arrive. This lets us get straight to work without stopping to shift things around.
8. Understand the Process
Once the prep work is done, demolition moves quickly. Here’s the general order we follow:
- Council approval in place.
- Utilities disconnected.
- Asbestos inspection and removal if needed.
- Salvageable items cleared.
- Machinery arrives.
- Structure taken down.
- Waste is sorted and taken to EPA-approved facilities.

9. Organise Temporary Accommodation
If we’re knocking down your home, you’ll need somewhere to stay until your new build is complete. It’s not part of our scope, but it’s definitely something to sort out early so you’re not scrambling at the last minute.
