Over time, those fibres cause serious and often fatal diseases, including mesothelioma, asbestosis, and lung cancer. Symptoms can take 20 to 40 years to appear, which is why asbestos-related disease rates are still high in Australia today.
A critical point is that undisturbed asbestos in good condition may not pose an immediate risk. The danger arises when it is cut, drilled, broken, or otherwise disturbed during renovation or demolition, releasing fibres into the air.
Types of Asbestos: Friable vs Non-Friable
Not all asbestos is the same. Under Australian law and NSW SafeWork regulations, asbestos-containing materials are classified into two categories: friable and non-friable. Understanding the difference matters because it affects both the risk level and the type of licence required for removal.
What Is Friable Asbestos?
Friable asbestos is the higher-risk category. “Friable” simply means it can be crumbled or reduced to powder with light hand pressure. Because it breaks apart so easily, it releases fibres into the air far more readily than bonded materials.
You are most likely to find friable asbestos in:
- Pipe and duct insulation in older buildings
- Sprayed-on fireproofing applied to structural beams and ceilings
- Loose-fill ceiling insulation (sometimes called “Mr Fluffy” — a significant issue in the ACT and parts of NSW)
- Thermal insulation in older heating systems
Removal of any friable asbestos must be carried out by a licensed Class A asbestos removalist. There are no exceptions, regardless of the quantity involved.
What Is Non-Friable Asbestos?
Non-friable or ‘bonded’ asbestos has its fibres locked into a solid material, most commonly cement. When in good condition, it does not readily release fibres. However, the moment it is sawn, drilled, sanded, or broken, it behaves much like its friable counterpart.
Common non-friable asbestos materials include:
- Fibrous cement (fibro) sheeting is used for walls, ceilings, and roofing
- Asbestos cement roofing sheets, vinyl floor tiles
- Bathroom and wet area linings
- Eaves, soffits, and fascia boards
Under NSW law, removal of more than 10 square metres of non-friable asbestos requires a licensed Class B or Class A removalist. Small quantities may be handled by a homeowner under specific conditions, but given the health risks, this is not recommended.
